Hard stop error messages must be resolved to receive a “Successful” appraisal submission status in the Electronic Appraisal Delivery (EAD) Portal. Some hard stops may be overridden and others require submission of a corrected appraisal.
When an appraiser makes corrections and resubmits an appraisal, the corrected appraisal must be re-uploaded to the same Document Type field as a new version (i.e., If the appraisal requiring correction is located in the Appraisal 1 field, the corrected appraisal must be uploaded as a new version in the Appraisal 1 field).
The table below may be used to help resolve some of the most common hard stop errors in the EAD Portal.
Additional resources, including user guides and fact sheets, are available on the Electronic Appraisal Delivery (EAD) Portal web page at https://www.hud.gov/program_offices/housing/sfh/lender/origination/ead
Hard Stop | Description | Cause and Resolution | Eligible for Override? |
Appraiser | |||
FHA201 | Appraiser must be on the FHA Appraiser Roster | EAD matches current roster to appraiser certification number in the report. Possible mismatch on formatting between appraiser entry and ASC format. Mortgagee can view and over-ride if it is evident that it is the same appraiser. | Y |
FHA202 | Appraiser must have a valid certification in the state where the property resides | EAD matches current roster to appraiser certification number in the report. EAD did not find a match for the state where property resides and a record that the appraiser is certified in that state. Check Roster on HUD.GOV. If appraiser is listed there for that state, contact the Roster Team to escalate. | N |
FHA203 | Appraiser certification was not active as of the appraisal effective date | Appraisers must be active on the Roster as of the date of appraisal. EAD did not match an active certification with this appraiser. Check public Roster at HUD.GOV. If appraiser was not active as of the appraisal date, then that appraiser was ineligible to provide the service. Order new appraisal or if the appraiser is current on the list, the appraiser can redo the appraisal order with an eligible effective date. | N |
FHA204 | Appraiser certification was terminated as of the appraisal effective date | If appraiser was terminated as of the date of appraisal, then that appraiser is ineligible to provide the service. If the appraiser has subsequently become current on the list, the appraiser can redo the appraisal order with an eligible effective date. | N |
FHA205 | Appraiser was ineligible as of the appraisal effective date | If appraiser was not eligible as of the date of appraisal, then that appraiser is ineligible to provide the service on that date. The lender can order a new appraisal or if the appraiser is current on the list, the appraiser can redo the appraisal order with an eligible effective date. | N |
Supervisory Appraiser | |||
FHA210 | Appraisal contains supervisory appraiser information | FHA requires the appraisal be performed by an FHA Roster Appraiser. Only the assigned Roster Appraiser's name may be entered in the Appraiser Signature area. All of the supervisory fields MUST be blank. | N |
Case Number | |||
FHA500 | FHA Case Number is missing or provided in an invalid format | The FHA appraisal may not be transmitted to the Mortgagee without a FHA case number. The FHA case number must be entered in an 11 character format, ###-####### (3 numeric digits, followed by a dash, followed by 7 numeric digits). Example: 123-4589034. The FHA case number must be entered above the file number to correspond with the XML label: /VALUATION_RESPONSE/REPORT/@AppraiserAdditionalFieIdentifier. In most software packages, this is formatted as an additional file number. The FHA case number may also appear in a similar place on other pages of the report but it is not a requirement. The loan product type i.e. "703" is not part of the case number. | N |
FHA501 | FHA Case Number on appraisal does not match Document File | Ensure the FHA case number within the EAD Portal Document File is correct. Ensure the appraiser entered the correct FHA case number. | N |

1004D | |||
9005 | Invalid form type for Appraisal 1: 1004D/442 | 1004 D is either an update of appraisal or a follow on inspection for an appraisal. It cannot be uploaded in Appraisal1. Occasionally, we find that the mortgagee or its service provider may have created more than one Document File and thus the appraisal is in one and they are trying to load the 1004D into another that does not have the original appraisal loaded as appraisal1. | N |
