For whom must the Lender obtain a credit report?

The Lender must obtain a credit report for each borrower who will be obligated on the mortgage note. Joint reports may be ordered for individuals with joint accounts.

The Lender must obtain a credit report for a non-borrowing spouse who resides in a community property state, or if the subject property is located in a community property state.

The Lender is not required to obtain a credit report for borrowers applying for non-credit qualifying Streamline Refinance transactions.
